This varies greatly by lifestyle and location. In cities like Chiang Mai or Hua Hin, many retirees live comfortably on 50,000–80,000 THB per month (roughly USD 1,400–2,200), covering rent, food, transport, and leisure. Bangkok living costs tend to run higher. The Thai retirement visa also requires proof of at least 800,000 THB in a Thai bank account or a monthly pension income of 65,000 THB.

Foreign nationals cannot own land in Thailand outright, but they can legally own condominium units — provided that foreigners collectively own no more than 49% of the building's total floor area. All foreigners staying in Thailand on long-term visas must report their current address to the Immigration Bureau every 90 days. Missing the deadline can result in a fine of up to 5,000 THB, so many expats set calendar reminders or use a visa agent for peace of mind.
